For years, a mortgage application set off a small stampede. The borrower authorized a credit pull, the credit bureaus sold that inquiry as a trigger lead, and competing lenders were calling within hours. That stopped on March 5, 2026, when the Homebuyers Privacy Protection Act took effect. Credit bureaus can now furnish those leads only when the lender already has a qualifying relationship with the borrower or the borrower has opted in.
Borrowers are better off. But if part of your pipeline came from those lists, you need to replace it, and what's left is what always worked: past clients, referral partners, and people who asked to hear from you. There's one referral source most Lima lenders never work in any organized way. Employers.
Why HR is worth an email
Employer-assisted housing has long been a niche benefit, and it's getting fresh attention. This April, BNY announced $6,500 in down payment assistance for eligible U.S. employees earning $100,000 or less, plus homeownership education for all of its U.S. staff. HR trade press covered it as part of a wider trend, while noting that only 13% of employees received any employer housing help as of 2024.
A manufacturer or clinic in Allen County doesn't need a Wall Street budget to join in. What an HR director can say yes to this week is a free lunch-and-learn: how pre-approval works, which credit factors matter, what closing costs look like. You teach it. Employees thinking about buying now know a local loan officer by name before they start shopping around.
The outreach is simple. A short email to HR and benefits contacts at a few hundred employers in and around Allen County, with two polite follow-ups. Writing it is the easy part. Getting it delivered, and keeping the list fresh, is where most lenders stall.
The two places this breaks
The first is the inbox. Google requires bulk senders to authenticate their domains with SPF, DKIM, and DMARC, and warned in November 2025 that enforcement was ramping up. Microsoft began enforcing similar rules for Outlook.com and Hotmail addresses in May 2025. Most business mail filters weigh the same records. If your sending domain was set up in a hurry, with a missing DKIM key or two SPF records contradicting each other, your workshop offer lands in junk or nowhere. Nobody sends you an error you'll notice. The replies just don't come.
The second is the data. You pay for a licensed business contact database, and every week somebody exports a CSV, fixes the columns, and uploads it to the email platform. Then that person takes a week off, or rates dip and they're buried in files, and the campaign quietly stops.

And keep this channel aimed at employers, not individual borrowers.
